Deck Repair & Staining

Deck Repair & Staining in Haymarket & Northern Virginia

Board replacement, sanding & staining, joist sistering, and stair repair — done right by your neighbor.

A deck takes more weather than almost any other part of your home — sun, rain, snow, and freeze-thaw cycles, season after season. Boards cup and split, fasteners back out, stain fades to gray, and the framing underneath quietly loses its grip. Cornerstone Property Care brings a tired deck back to safe, solid, good-looking shape, whether it is a handful of soft boards or a full sand-and-restain before summer.

We work right here in Haymarket and Northern Virginia — Dominion Valley, Piedmont, Evergreen, and Heritage Hunt — so we know the HOA standards and the stain colors that pass review the first time.

What we repair

STRUCTURAL REPAIR

Sistering & Joist Repair

When a joist cracks, sags, or starts to rot, we sister a new pressure-treated member alongside it to restore load capacity — no need to tear the whole frame out. The key is doing it right: the new member is seated to bear at both ends and fastened with structural adhesive and a staggered screw pattern, so the old and new wood actually share the load instead of just sitting side by side. We also re-secure loose joist hangers, ledger boards, and beam connections.

We pay attention to why the wood failed, not just the wood itself. On composite decks like Trex, moisture often gets trapped against the top of the joists over the years — especially on older decks built before joist tape was standard — which quietly rots the framing from the top down. When we reinforce, we cap the new members with joist protection tape so the repair doesn’t head down the same road. It’s cheap insurance that makes the work last.

Board Removal & Replacement

We pull cracked, cupped, splintered, and rotted boards and replace them with matched pressure-treated lumber or composite. Popped nails and stripped screws come out and proper deck screws go in, so the surface sits flat and quiet underfoot.

Sanding, Staining & Sealing

Faded, gray, weathered boards get sanded back to clean wood, then sealed with a quality stain in the color you choose. We match HOA-approved palettes and lock in protection against the sun, rain, and freeze-thaw cycles that wear a deck down.

Stairs — Stringers & Treads

Bouncy, cracked, or soft stairs are a fall waiting to happen. We rebuild or replace stringers, swap out worn treads, and re-anchor the full run so every step lands solid.

Railings, Fasteners & Hardware

Wobbly railings, loose balusters, rusted brackets, and backed-out screws get tightened, replaced, and brought back to safe, stable height. Small fixes now keep a deck sound for years.

Summer is the season to fix it

Warm, dry weather is exactly when stain cures right and repairs hold. A deck you fix now is a deck you actually use for the rest of the season — and a small repair today is a lot cheaper than a rebuild after another winter of water sitting in a cracked board. We give honest assessments: if a board only needs re-fastening, we will not sell you a replacement.
