AC Condenser Cleaning in Haymarket & Northern Virginia
A gentle, thorough coil cleaning that helps your AC cool better and run cheaper — no harsh chemicals, no pressure washer.
That metal box beside your house breathes for your whole air conditioning system — and after a Virginia spring it is breathing through a blanket of cottonwood fluff, grass clippings, pollen, and dust. A clogged condenser coil cannot shed heat, so the system runs longer to hit the same temperature: higher electric bills, weaker cooling on the hottest days, and extra strain on the most expensive part in the machine. A proper coil cleaning is one of the best-value maintenance visits a homeowner can book.
Cornerstone Property Care cleans condensers across Haymarket, Gainesville, and Northern Virginia — Dominion Valley, Piedmont, Heritage Hunt, Stone Ridge, South Riding, and Aldie — with a careful, low-pressure rinse that protects the delicate fins a pressure washer would flatten.
What’s included
THE GENTLE RINSE
Power Off, Debris Out, Coils Clean
We shut the unit down at the disconnect before anything else. Then the visible debris comes out — leaves, seed pods, grass clippings, and whatever else has collected in and around the cabinet — so the coil is actually reachable, not just hosed at from the outside.
The coil itself gets a controlled low-pressure rinse, working from the inside out so the dirt leaves the way it came instead of getting driven deeper into the fins. We keep rinsing until the water runs clear and daylight shows through the coil again, then restore power and confirm the unit starts and runs.
Why Not Just Pressure Wash It?
Condenser fins are soft aluminum, thinner than a soda can. A pressure washer flattens them in seconds, choking airflow worse than the dirt did — damage that costs real money to comb out or replace. Our rinse gets the coil clean and leaves the fins standing straight.
Clearance & Airflow Check
A clean coil still starves if the unit is boxed in. We clear vegetation and debris from around the cabinet so the condenser has the breathing room the manufacturer intended, and flag anything — like a fence line or shrubs — that is crowding it.
Honest Scope, No Upsells
We clean — we do not open refrigerant lines, replace capacitors, or do HVAC repair. If we spot something that needs a licensed HVAC technician, we tell you plainly and step aside. You get a clean, breathing condenser and a straight answer, not a surprise work order.
Pairs Well With a Maintenance Visit
While we are out, it is the natural moment to knock out the other airflow chores: dryer vent cleaning and HVAC filter replacement book together constantly — one visit, the whole house breathing right.
When to have it done
Once a cooling season is the rule of thumb — ideally after the cottonwood and heavy pollen drop, right when the unit starts working hard. If your electric bill jumped or the house takes longer to cool than it used to, a matted coil is one of the most common and cheapest-to-fix reasons.
Booking is easy. Text a photo of your outdoor unit to (571) 307-4223 or use the contact form — we will confirm a flat price and grab a morning slot. Most cleanings take under an hour.
