Fall Cleanup & Leaf Removal in Gainesville, VA
From wooded Virginia Oaks lots to townhome rows — the fall job, handled.
Gainesville’s neighborhoods could not be more different in the fall. The wooded lots in Virginia Oaks and around Lake Manassas take a full forest drop every November, while the newer streets in Somerset Crossing, Wentworth Green, and Greenhill Crossing collect wind-blown leaves from common areas into every corner, fence line, and townhome courtyard. Either way, the leaves end up yours to deal with — or ours.
Cornerstone Property Care is a local, owner-operated outfit based minutes away in Haymarket. We clear lawns, beds, and hard surfaces, handle disposal to county code or haul everything away, and time the work to the late oak drop so the job lasts.
Why Gainesville yards fill up fast
- Wooded communities get forest volume. Virginia Oaks is named for its trees for a reason — lots backing to woods there and around Lake Manassas catch leaves all season from trees nobody can rake under.
- Common-area trees deliver to your yard. In the newer communities, the HOA’s street and common-ground trees drop onto everyone — the leaves on your lawn are not only from your trees.
- Townhome rows concentrate leaves. Small yards, tight fence lines, and courtyard corners pack with wind-blown leaves — a twenty-minute job for us, an annoying Saturday for you, and an HOA notice if it waits.
- Oaks finish late here too. October cleanups get buried again by Thanksgiving. We schedule to the trees so you pay for one job, not two.
What your cleanup includes
Whole-Property Leaf Removal
Lawn, beds, patio, deck, driveway, and walkways — blown out, raked from corners and fence lines, and gathered. Townhome courtyards and side yards get the same corner-by-corner treatment as the big wooded lots — small yards hide leaves in fewer, tighter places.
Disposal, Your Way
We either haul every leaf off your property, or bag it all in county-compliant paper yard-waste bags for your regular curbside pickup — Prince William County collects yard waste March through December, and it must be in paper bags or labeled cans, never plastic. Townhome and smaller lots usually bag; wooded lots usually haul. We quote both and recommend the one that makes sense.
Flower Bed Cleanout & Mulch
Beds raked clear of leaves, and — if you want the spring look locked in early — a fresh layer of mulch before the ground freezes. Leaves matted into beds smother plants and give voles winter cover; clearing them now is cheap insurance.
Hardscape & Patio Protection
Wet leaves wintering on pavers and concrete leave brown tannin stains behind. Every cleanup clears your patio, walkways, and driveway along with the lawn — and if stains have already set in, a surface clean brings the hardscape back.
TIMED TO THE TREES
Why we schedule cleanups late — and sometimes twice
Maples and poplars around here drop in October, but the oaks that dominate our older neighborhoods hold their leaves well into November — some until Thanksgiving. A cleanup done too early looks great for two weeks and then disappears under the second wave. We would rather time it right than sell you a job that will not last.
For most yards, one thorough late-season visit does it. Under heavy canopy we will tell you honestly if a two-visit plan makes more sense — a mid-fall pass so the lawn can breathe, then a final pass after the oaks finish. Leaves left matted over winter mean snow mold, dead turf patches, and tannin stains on your concrete and pavers come spring.
Tight streets notice — and so do HOAs
Gainesville’s communities are close-knit and well kept, and on tight streets one leaf-buried yard stands out the way one green-streaked wall does. A scheduled cleanup keeps your lot holding the row’s standard — and keeps your lawn and beds from paying the spring price for a matted winter.

Gainesville fall cleanup FAQs
Do you do townhome yards, or only big lots?
Both. Townhome and villa yards are quick visits priced accordingly — and neighbors on the same row are welcome to book together, which makes scheduling easy for everyone.
My leaves mostly blow in from the common area. Still my problem?
Unfortunately, yes — HOAs maintain the common ground but the leaves that land on your lot are yours. It is the most common frustration we hear in the newer communities, and it is exactly what a scheduled late-fall cleanup is for.
Should I have you haul the leaves or bag them for pickup?
Whichever suits you — we quote it both ways. Hauling means everything is gone the day we finish. Bagging costs less and works well if your trash service collects yard waste; just remember Prince William County requires paper yard-waste bags or labeled containers — plastic bags get left at the curb.
Do you mow or do the last cut of the season?
No — we keep fall cleanup focused on what we do best: leaves, beds, and mulch. If a mowing crew handles your final cut, we are happy to coordinate timing so the cleanup lands right after it.
Are you licensed and insured?
Yes — locally licensed in Prince William County and carrying $1M in liability coverage. You are protected, and so is your property.
